Below are the Council's Local Planning Policies that guide subdivision and development in the district.
LPP 1.1 Residential Development
This Policy applies to applications for Planning Approval where assessment under the Design Principles of the Residential Design Codes (R-Codes) is sought. The policy provides standards the City will use to determine whether certain Design Principles of the R-codes are met.
LPP 1.2 Rural Development
This Policy applies to all applications for subdivision and/or development on land zoned General Rural and Special Rural. The Policy aims to supplement the provisions of Town Planning Scheme No.6 by further guiding subdivision and development of rural zoned land and to facilitate the achievement of objectives of Council’s adopted Foothills Rural Strategy.
LPP 2.1 Commercial vehicle parking
This Policy applies to all applications for parking of commercial vehicles on privately owned land zoned Residential, Residential Development, Special Rural or General Rural.
LPP 2.2 Outbuildings and Sea Containers in Residential and Rural Zones
This Policy applies to applications for outbuildings and sea containers in Residential and Rural Zones and establishes criteria for the assessment of outbuildings and sea container applications.
LPP 2.5 Home Businesses and Family Day Care
This Policy applies to all applications seeking Development Approval for a Family Day Care, and/or Home Business. The Policy provides guidance on these application types, ensuring that they do not have an unreasonable impact on the amenity of the local area whilst still providing economic growth and employment opportunities facilitated by Home Businesses and Family Day Care uses.
LPP 2.6 Display Homes and Land Sales Offices
This Policy applies to all applications for Display Homes and Land Sales Offices and provides guidance on the assessment and regulation of these uses. The Policy promotes the development of land for these uses, ensuring that they are appropriately located and serviced and that the amenity of the existing locality is not compromised.
LPP 2.8 Planning guidelines for places of worship
This Policy applies to all applications for Places of Worship and provides guidance on the assessment and determination of these applications. The proposal facilitates public worship activities in appropriate locations and ensures that they do not impinge on the amenity of the area.
LPP 2.9 Filling of Land
This Policy applies to all instances involving the placement of fill on land.
LPP 2.10 Container Deposit Scheme Infrastructure
This Policy applies to all proposals for Container Deposit Scheme (CDS) Infrastructure. The Policy ensures the location, design and siting of this infrastructure is complementary to the character, functionality and amenity of urban localities and prevent any negative impacts.
LPP 3.3 Southern River precinct 3 planning framework
This Policy establishes a local planning framework for Southern River Precinct 3.
LPP 3.4 Development contribution arrangements
This Policy guides the establishment and operation of City administered development contribution arrangements.
LPP 3.5 Infill Development
This Policy applies to land zoned Residential which is not subject of an adopted Structure Plan and is not subject to the requirement for such a Structure Plan.
LPP 3.6 Structure Plans
This Policy provides guidance on the assessment and determination of applications for subdivision and development within areas requiring a Structure Plan.
LPP 3.7 Precinct Plans
This Policy identifies local centres that require Precinct Plans and provides for the effective coordination of development.
LPP 4.1 Public Consultation
This Policy formalises Council's position on the extent of direct community consultation required for the various planning proposals.
LPP 4.7 Public Open Space and Streetscapes
This Policy establishes standards for the provision and development of new areas of public open space (POS) and streetscapes.
LPP 4.8 Corner Lot Density Bonus
This Policy establishes the requirements to be met for the granting of a residential density bonus on corner lots.
LPP 4.9 Signage
This Policy provides guidance for the assessment and determination of applications seeking Development Approval for signs and/or flags.
LPP 4.10 Subdivision and development abutting public areas
This Policy provides guidance on the assessment and determination of applications for subdivision or development of residential and rural areas abutting the public realm.
LPP 4.11 Public Art
This Policy applies to applications for Development Approval for residential, commercial or mixed use developments with an estimated value of $2million or more, to ensure the provision of public art.
LPP 4.12 Design Review
This Policy details the types of proposals required to be subject to formal Design Review through the City of Canning's Design Review Panel (DRP).
LPP 5.5 Pedestrian Accessways
This Policy formalises the City's position on, and approach to dealing with, requests to close Pedestrian Accessways (PAWs).
LPP 5.6 Maddington Kenwick Strategic Employment Area
This Policy provides guidance for the assessment and determination of applications for Subdivision and Development Approval within the Maddington Kenwick Strategic Employment Area (MKSEA)
LPP 5.7 Gosnells and Beckenham Laneways
This Policy provides guidance for the assessment and determination of applications for Development Approval on land abutting the Gosnells and Beckenham Laneways
LPP 5.9 Central Maddington Outline Development Plan Area
This Policy applies to land within the Central Maddington Outline Development Plan (ODP) area and provides guidance for the assessment and determination of applications in this area.
LPP 5.10 Maddington and Gosnells Activity Centres
This Policy applies to land within the Maddington and Gosnells activity centres and provides guidance for the assessment and determination of applications for development approval within this area.
