Heritage Properties

Under the Heritage Act of Western Australia 2018, each Local Government is required to have a Heritage Survey. Information about the City of Gosnells’ Heritage Survey.

The most significant heritage-listed properties are contained on the City of Gosnells Town Planning Scheme No.6 (TPS 6) Heritage List.

Can I develop a heritage-listed property?

The inclusion of a place on the City of Gosnells’ Heritage Survey does not mean the place cannot be developed or changed. In fact, practical changes and new compatible uses are often the best way to ensure that places are used and enjoyed in the future.

Places on the City’s TPS 6 Heritage list are able to be developed providing the proposed development meets certain criteria and does not detract from the place’s heritage significance. Development requires planning approval to be obtained prior to any works commencing.

Examples of development that requires planning approval from the City includes:

• Alterations and additions
• Internal works
• Re-roofing
• Conservation works
• Demolition
• Subdivision
• Relocation
• Excavation
• Change of Use

If planning approval is issued, a Building Permit may also be required where the proposed works involve structural changes to the building.

If the property is included in the State Register of Heritage Places, then planning applications are required to be referred by the City to the Heritage Council of WA prior to determination of the application. A separate approval from HCWA may be required.

When is planning approval not required?

Works not requiring planning approval include general maintenance where materials are replaced like for like such as:

• Replacement of downpipes or gutters
• Repainting;
• Repair of existing roof coverings
• Refurbishment of internal rooms such as kitchens and bathrooms
• Replacement of wall and floor coverings.
